Before you submit

  • Check the breaker box for dead outlets or a dead AC — a tripped breaker is the #1 false alarm.
  • Check the thermostat — batteries, mode (heat/cool), and setpoint — before reporting HVAC trouble.
  • Try the GFCI reset (the outlet with the little buttons) for dead bathroom/kitchen outlets.
  • Clogged disposal? Press the red reset button underneath before reporting it.
Your responsibilities as a tenant: replacing light bulbs and smoke-detector batteries, changing HVAC filters as directed, keeping vents clear, reporting drips and leaks promptly (small leaks become big damage), and keeping the home reasonably clean to prevent pests.

Pet policy

Most homes allow one small dog or cat: $50/month pet rent plus a $200 pet deposit. Pets must be declared in writing before move-in. No aggressive breeds; assistance animals are always welcome per federal law.

Utilities

Houses: tenants set up electric, water, sewer, and trash in their own name unless your lease says otherwise — internet is not bundled into house rents. Apartments at 847 Clearfield St are all-inclusive: electric, water, sewer, trash, and internet are included in the rent.

Lockouts

Locked out? Call or text us. If we have to come let you in, the lockout fee in your lease applies. Save our number in your phone now — future you says thanks.

Renter's insurance

We strongly recommend renter's insurance — it typically costs little per month and covers your belongings and liability. Our policy covers the building, not your stuff.

Guests, parking & trash

Guests staying more than 14 consecutive days need written approval. Park only in designated areas. Trash goes out per your local pickup schedule — bins back in same day.

Moving out

Give notice & get your deposit back

Give written notice as your lease requires (typically 30 days) — text or email counts. Then follow the checklist so your deposit comes back in full.

Move-out checklist

  • Remove all belongings, trash, and food from the home, garage, and yard
  • Clean thoroughly: floors, bathrooms, kitchen (including inside oven, fridge, microwave)
  • Patch small nail holes; leave walls in good condition
  • Replace any burned-out bulbs; leave working smoke detectors in place
  • Return all keys, garage remotes, and fobs
  • Provide your forwarding address for the deposit return
  • Photo-document the home's condition when you leave

Deposits are returned per Kentucky law after move-out, less any documented damages beyond normal wear and tear. Our move-out cleaner handles the deep clean — your job is to leave it tidy and empty.
